If all conditions of the Sweepstakes are met, there will only be ONE GRAND PRIZE that gets awarded to ONE WINNER. Both options are conditioned upon the Official Rules and meeting a Minimum Paid Ticket Target.
The Fallback Prize, if the Minimum Paid Ticket Target is NOT reached is 50% of the Ticket Revenue Collected for games at the Sponsor's website related to this Sweepstakes, which is subject to the Sponsor's terms. The Sponsor, under its Terms, can make the "option" of awarding "prize as advertised" available to the Host in spite of not meeting the Minimum Ticket Target.
Entries into the Sweepstakes are NOT SOLD. Tickets that are purchased on the Sponsor's platform are for tokens (i.e. gameplay). See Raffall.com for all of the details.
A minimum of 400,000 paid tickets @ £15 is required to be issued in order for either of the Grand Prize options to be awarded. If fewer than 400,000 paid tickets are issued @ £15 each, the winner will receive a cash prize alternative based on 50% of the total amount collected from token sales associated with this Sweepstakes, subject to Raffall's option of still allowing the Host the discretionary option to allow Raffall to award a Grand Prize, in spite of falling short of the Minimum Paid Ticket Target.

The hotel is currently owned by a private company.
The hotel is an independent hotel and it is operated under a hotel name that was created by another entity. That hotel name (intellectual property) will accompany the transfer of the property to the winner, if all conditions of the Sweepstakes are met. But that hotel name is not affiliated with a franchise or national chain.
The hotel has received numerous offers to join various national chains, but has declined up to this point. If the Winner wants to join a national chain brand, then that will be at the Winner's expense after the transfer of the property. There is no guarantee that the property will continue to be eligible to join a national chain, but at the time of this posting, there are offers on the table, subject to franchising agreements and conforming to brand standards. But as stated above, the hotel has declined those offers.
The company that currently owns the hotel purchased it as an investment property and while they could have simply sold the property using traditional means, they decided to work with the host to engage Raffall because Raffall is a worldwide trusted leader in running sweepstakes and other contests. Plus by making the property available to Raffall.com, it is a win/win for all of the parties involved. For the Winner, if all conditions of the Sweepstakes are met, it is simply an entry into a sweepstakes and they get a chance to win such an expensive and fabulous property. Or in the alternative the $2m USD cash grand prize.
The barrier to entry for a hotel is very high. Not just due to the cost of investment, but also due to the nature of the business itself.
In summary, the reason the company that owns the property wants to divest from the property is because resources are needed for future investments and it just makes them feel good that they get to see someone’s life change before their very eyes, in an instant by making the property available to Raffall.com. That’s the bottom line. And we hope that if the winner gets to receive a grand prize, that the winner will understand how lucky that he/she is.
No, absolutely not. And I would go one step further and say that it is insulting and disparaging to both Raffall and the host, for no reason whatsoever. If the Sponsor were conducting a "sweepstakes" out of the trunk of a car, then I guess I would understand the question. In this case, we are entrusting the sweepstakes to a reputable, established platform and we are doing so with clear, transparent rules and a random draw. And the Sponsor, by all accounts, is in full compliance with the law.
This is probably one of the more bizarre questions because think of how many sweepstakes are conducted by major companies around the world. Think of how many auctions are conducted on platforms like ebay. Think of how many casinos people visit on an annual basis. And btw, this is NOT a casino game. Think of how many lotteries people play on an annual basis (THIS IS NOT A LOTTERY). Is this how people treat all the other things I mentioned above? It's good to question whether or not something is a scam, but we researched Raffall for months and found the platform to be ultra reputable and we found plenty of evidence to show us that winners really do win here.
We wanted a fair, lawful sweepstakes so that is why this property and the cash grand prize alternative are entrusted to the Raffall platform. We are grateful to have found Raffall and we have entrusted them with conducting this sweepstakes lawfully and fairly and we believe the entrants should, too.
We thought long and hard about this subject matter because in all honesty, it would be easier for the host of this sweepstakes and for the promoter to just reveal everything up front. However, this hotel is an operating business with a 24/7 crew in place. And the business cannot be paused while the sweepstakes is conducted. And unlike a residential property, the separate owner cannot simply bar all general public entry into the property without harming the business.
Unfortunately, we live in a very, very cruel world. And humanity has a very strange sense of entitlement and also a very strange sense of humor. If we opened the property name and address up to the public, before the drawing date/time, then you can expect that the hotel would get constant phone calls, visitors who want to see the hotel and staff inquisitions. Remember, the staff are prohibited from entering this sweepstakes. And also, working at this business is their livelihood. We cannot have people constantly interrupting the business due to this sweepstakes.
For that reason, we processed the image of the front side wide shot of the hotel to deidentify and remove any name/identification and also so that you cannot use AI to doxx the property. That's why the front of the building looks like a "painting". And while the image itself is a good representation of the front side of the hotel, it cannot be used to doxx the property. And if you do identify the property, we simply ask you to be respectful and not publish the property's name or location at this time. It is for the safety of the hotel guests and the staff.
Finally, we don't want the Winner to be burdened with the added pressure of having a sweepstakes property publicized in advance. We want the winner to have the option of publicizing the name and/or address after they win the property. Because they may not want their prize to be publicized in that way (i.e. a sweepstakes property). Also, there is the chance they pivot to the cash grand prize which makes revealing the property's address completely moot!
The answer to this question is: it is totally up to the Sponsor. They have to follow the law. The Sponsor manages a list of eligible and ineligible worldwide jurisdictions and it is solely responsible for making these decisions.
For the United States, specifically, as of Nov 20, 2025, according to the Sponsor, this Sweepstakes is currently NOT open to residents of Alabama, Connecticut, Delaware, Idaho, Louisiana, Michigan, Mississippi, Montana, Nevada, Washington, New York, New Jersey, Rhode Island, Florida or Arizona, and void where the Sweepstakes or transfer of the Hotel Property Grand Prize or payment of any cash prize, would be unlawful.
So you can enter from any place in the world, if it is in line with the Sponsor's eligibility list, but you have to make sure you are not prohibited from entering, winning or taking ownership of US Real Estate or a cash prize. The US and the UK government are making changes all the time, so please consult an attorney. The Sponsor does not make the law. It follows the law!
Generally speaking, It is open to natural persons 18+ (or age of majority, if higher). Void where prohibited.
Yes, if all the conditions of the Sweepstakes are met and the Winner chooses the hotel, provided the minimum paid ticket target is met, then the Winner will receive two weeks of training for hotel operations.
If all of the conditions of the Sweepstakes have been met and if the winner chooses the Hotel Property Grand Prize, then up to $150,000 USD will be paid from the Owner's Disbursement Amount towards the Winner's legal, regular, customary and reasonable closing costs.
